Bungie is looking to sublease its massive headquarters in Bellevue, Washington, following years of layoffs and major changes to the Destiny developer’s workforce. The Sony-owned studio’s office spans 210,984 square feet, with the current master lease running through September 30, 2035.

Bungie’s Massive Bellevue Headquarters Is Up for Sublease
According to a commercial property listing and a leasing brochure, Bungie’s headquarters at 550 106th Ave NE is being offered as a fully built-out office and production space. The property includes specialized facilities such as motion capture and streaming studios, audio rooms, playtest spaces, fitness facilities, a climbing area, and a large café.
The size of the office reflects a very different period for Bungie. In 2021, the developer announced plans to expand its Bellevue headquarters from roughly 84,000 square feet to more than 208,000 square feet as it prepared to grow Destiny and develop new projects. Sony later completed its acquisition of Bungie in July 2022.
Bungie’s Workforce Has Shrunk Following Multiple Layoffs
Since then, Bungie has gone through several rounds of restructuring. Around 100 jobs were eliminated in October 2023, followed by another 220 layoffs in July 2024. Bungie also moved 155 positions into Sony Interactive Entertainment during that restructuring.
Another major round followed in June 2026. Sony confirmed reductions affecting most of Bungie’s Destiny team and some Marathon developers, while a Washington WARN filing showed that 292 Bungie employees in Bellevue were affected.
Bungie Says It Is Not Leaving Bellevue
Bungie confirmed that it is exploring sublease options, explaining that the company transitioned to a digital-first working model several years ago and that its physical workspace needs have changed.
However, the developer says it still plans to maintain a physical office presence in Bellevue. The move therefore appears to be more about reducing an oversized real estate footprint than Bungie completely abandoning its longtime home city.
